California Real Estate Management Corportation (CARE) has been in business for over 34 years.  Our history of success is mainly due to the fact that we recognize that Property Management is a buisness for trained specialists and that success is a "team effort"; not any one person may take the credit for our leadership.

CARE has successfully operated apartment communities, both market rate and affordable, an office building and an SRO.  Through our dedication to constantly improve our business model, we have earned the respect of our clients, lenders and business associates.  CARE operates multi-million dollar investments for our clients with their best interest in mind.  Through our hands-on approach, CARE maintains the investment, makes recommendations to further enhance the investment for them and our monthly progress reporting system keeps them in constant communication with their investment.  All of this culminating in our providing customers with a means to evaluate the current status and to plan for the future of their properties.

Our philosophy is to have an ongoing training program in place for our community managers, leasing consultants and maintenance personnel in marketing, communication skills, housing laws, tax credit compliance, and much more.  Through the educational process, CARE maintains a commitment to give our employees all of the tools they require to be successful in their careers.  Our employees are greatly appreciated and are provided with an excellent salary and benefits package as well as various incentive programs.  Over the years, these practices have enabled us to maintain long-term business relationships with our employees and has kept our turnover very low.  In return, our clients are assured of an outstanding management program with not only a proven track record, but also one constantly evaluating and updating itself to keep abreast of market movements.

It has been through these efforts and successes that CARE earned an accolade coveted in the industry in 1974, the honor of being designated an Accredited Management Organization.  The Institue of Real Estate Management grants the AMO designation to a select group of property management companies who have consistently demonstrated professionalism, integrity, fiscal stability and a commitment to education within the industry.

CARE has maintained long-term relationships with our vendors as well.  These relationships have enabled us to receive the very best pricing and service for all of our needs.  Again, these savings translate into efficiency and the ability to provide the best products and services to our residents as well as our properties.

CARE looks at each prospective resident as "our neighbor."  There is a very thorough application process in place and occupancy standards which we follow very strictly.  We expect each resident to care for the property and in turn, management upholds their end by providing residents with the highest standards in the real estate management industry.  This has translated, again, into extremely low turnover in our properties.  In fact, many residents have been residents in our properties for over 10 years.

Owner and President, James S Morley, grew up in the Bay Area.  Having been extremely active in the housing industry since 1967, he began to support and develop the area's first affordable housing projects.  Since his beginnings, Mr. Morley has developed twelve affordable communities for the families of the greater bay area. Currently CARE fee manages an SRO and several market rate and affordable communities.
