Housing Assistance Qualifications

California Management Company (CARE) manages many income-qualified, affordable apartment-housing communities in the San Jose and Bay Area. Funding for each property comes from a federally regulated program called the "Low Income Housing Tax Credit Program" (LIHTC).

We base rental rates for each apartment type upon federal median income guidelines. There are no differences in the apartment floor plans based on 'Low' or 'Very Low' rent sections; however, each affordable building has a limited number of apartments available at each rate. All apartments are rented on a 'first qualified, first offered' basis. We base offers on income qualification and the availability of the specific rate.
LIHTC guidelines require CARE as the property management company to screen all applicants carefully. Potential residents must qualify based on projected annual income (including all assets), household size, and credit, criminal and rental history. The LIHTC program also requires management to annually verify all income and assets throughout the term of residency.

We perform each resident screening and verification program consistently and uniformly for every applicant. The process takes approximately 1-2 weeks to complete. All verification documents must be dated less than 120days prior to the move-in date. In some instances, documents may need to be re-verified based on the move-in date.

Regardless of your situation, we suggest applicants work closely with management to complete the application process as quickly as possible, as the demand for our apartment homes is high.

Once you have completed your application and gathered the necessary documentation for income and asset verification, please contact the leasing office of the selected property to make an appointment for an interview and begin the application process. All adult members of the household must be present at the time of the interview and any subsequent move-in.
